First Setup
The four settings pages to configure before adding properties — General, Billing & Fees, Payments, and Agreement Templates.
Before adding properties, walk through these four settings pages. They're all under Settings in the sidebar.
General
Go to Settings → General. Set your organization name, choose your Rental Operations mode (Short-Term Rental, Long-Term Rental, or both — this controls which features show up across the platform), and configure the security deposit auto-release window and booking reference prefix.

Billing & Fees
Go to Settings → Billing & Fees. This is where you set:
- Credit Card Surcharge — the fee added to a guest's total when they pay by card
- Payout Approval — whether Stripe payouts need manual approval before funds go out
- Management Fee — your fee schedule, either one org-wide rate or per-unit rates
- Reserve Holdback — an amount withheld from each owner disbursement as a reserve
- Negative Balance Policy — how a deficit (expenses exceeding income) is handled

Payments
Go to Settings → Payments to connect Stripe. This is what lets you actually collect rent and fees from guests and send owner disbursements. You can use a single org-wide Stripe account, or connect separate accounts per unit under Collection mode.

Agreement Templates
Go to Settings → Agreement Templates, then click New Template.
Give it a name, then write the agreement in the editor — click tokens from the right-hand panel (guest name, dates, pricing, security deposit, etc.) to insert placeholders like {{guest_name}} that get filled in automatically per booking. Conditional blocks (e.g. {{#if pool}}...{{/if}}) are also available for clauses that only apply to some properties. Check Org base template if this is a general-purpose template rather than one written for a specific property.

Click Create template. Back on the list, click Set as default — a template isn't used automatically until it's marked as the org default. You can still override it per property under that property's Details tab.
